I lead projects across the full real estate development process.
I am a real estate developer and leader of GIS Companies. My work includes feasibility, entitlements, financing, design, construction, and final sellout.

HOW I WORK
The project has to work as one business plan.
Architects, contractors, lenders, attorneys, brokers, and public agencies each see a different part of the work. I keep cost, schedule, design, financing, approvals, and sales assumptions connected so the team does not solve one problem by creating another.
Outside the project work, I host Real Estate Development: Land to Legacy, speak at industry events, join other podcasts, and am writing Before You Build a Damn Thing. Those conversations let me compare what I have seen with what other experienced people have learned.
I welcome serious conversations about operating leadership, joint ventures, speaking, and media.

These are the questions I return to as a project moves from an idea toward execution.
Agree on the commercial goal before adding people and cost.
Know what each early study is supposed to prove or disprove.
Test the assumptions that could change the economics.
Judge a capital structure by risk and control as well as return.
Keep approvals, design, financing, construction, and exit tied to one plan.
Change course before a weak assumption becomes sunk cost.
