Some projects should take a design risk.
A distinctive design can create lasting value when the site, market, budget, and team can carry it.
EUGENE GERSHMAN
I am a real estate developer and leader of GIS Companies. My work covers feasibility, entitlements, financing, design, construction, and final sellout.
I also host Land to Legacy, speak at industry events, join media conversations, and am writing Before You Build a Damn Thing.

HOW I WORK
A design can work and still be too expensive. A construction plan can be efficient and still miss the market. Financing can look attractive and still leave the owner with too much risk.
I set priorities, bring the right specialists together, and make sure cost, schedule, design, financing, approvals, and sales assumptions still agree as the work moves forward.
HOW I THINK ABOUT THE WORK
A landmark may justify real design risk. A large program may benefit from repeating details that already work. The market, capital, and construction plan tell you which approach fits.
A distinctive design can create lasting value when the site, market, budget, and team can carry it.
Proven details and systems can cut time, cost, and avoidable variation across a large program.
Know what the next study will prove or disprove and how much room the capital plan leaves for bad news.
SPEAKING & MEDIA
My talks cover early feasibility, capital, risk, design, construction, and the points where a project can go off course. I speak at conferences, on panels, in workshops, and in media interviews.
What owners and developers should understand before committing serious money to design, financing, and construction.
How a weak assumption about cost, schedule, approvals, financing, or sales can survive for months and make every later step more expensive.
How to compare development with the value, income, control, liquidity, and options the owner already has.
The first clip is about bold design. The second is about repeatable construction. Both can be right because they answer different problems.

REAL ESTATE DEVELOPMENT
Land to Legacy is for developers, landowners, investors, builders, lenders, and anyone responsible for getting a real estate project built.
I talk with people who have dealt with the money, approvals, construction problems, partnerships, mistakes, and recoveries behind the finished project.
I host the show as a developer, so I ask practical questions and stay with the details.
FROM THE EPISODE LIBRARY
Full conversations about asset protection, underwriting, reserves, ownership, and downside risk.

Matthew Meredith discusses trusts, LLCs, personal guarantees, financing, and the work required to keep an ownership structure current.

Kevin “KAYR” Robinson and I discuss reserves, conservative underwriting, rental holds, and the value of having more than one way out.
These episodes are for general information. See each episode page for its legal, tax, investment, lending, insurance, and other subject-specific disclaimers.
